Residential Real Estate Closing - Seller Representation 

  • Review of the listing agreement with the broker if requested prior to its  execution;
  • Review of the seller’s Residential Disclosure Statement, the Lead Paint  Disclosure    Report, if required, Radon Inspection, Mold Inspection, and the  Real Estate  Sales  Contract;
  • Preparation of the seller’s closing documents (preparation of Deed, 
  •  Affidavit of Title, Bill of Sale, Real Estate Transfer Declaration) ordering the title insurance  commitment, survey and mortgage payoff letter from seller’s lender(s), and preparing the final closing statement showing adjustments to the sales price, seller’s closing expenses, and the distribution of proceeds at the closing;
  • Scheduling and attending the closing;
  • Requests for extension;
  • Preparation of Early Occupancy (Rental) Agreement;
  • Compliance with requests of new lender. 
 

Buyer Representation

  • Review and, when possible, negotiate the real estate purchase contract;
  • Schedule the time and location of the closing and calculating the amount of money buyer will need to close;
  • Explain the significance of the documents given to buyer at closing;
  • Verify all closing expenses and documentation for accuracy;
  • Examine the condition of title prior to closing and overseeing the removal of all title objections to be removed at closing in order that buyer will obtain marketable title to the property;
  • Obtain the owner’s title insurance policy and recorded original deed, both of which will be forwarded to buyer after closing

Residential Landlord-Tenant

  • Ensure compliance with Chicago Residential Landlord Tenant Ordinance (RLTO) and the Illinois Forcible Entry and Detainer Act, if applicable;
  • Provide representation to landlord or tenant in eviction cases;
